Listing Coordination
  • Complete listing file creation in agents preferred software
  • Fill out listing documents and send to client for signatures after been review for agent
  • Review signed listing package for accuracy and compliance
  • Request & record HOA contact information, documents, application and transfer process if applicable
  • Input listing into the MLS (have the listing agent review, edit or approve MLS input before going live)
  • Presentation email to the seller and copy of listing documents
  • Add required documents to the MLS listing such as disclosures, inspections
  • Remind agent of listing expiration date as needed
  • Add all listing documents, disclosures and any other required documents to broker’s online compliance management software ensuring file is complete

Fee Schedule

$200 perlisting
  • Support to set up new listing file
  • Payment is made by sending an invoice directly to the agent
Contract to Close
  • Coordinate open file with title company when the property is under contract
  • Maintain highly organized electronic files
  • Audit contract documents and make sure all dates, signatures and initials are completed
  • Create Transaction Summary
  • Send Introduction Email to all parties involve providing a timeline and executed documents
  • Send/request disclosure packages and gather missing signatures, if needed
  • Maintain calendar agent with contract deadlines
  • Provide assistance with scheduling inspections
  • Remind agent of inspection deadlines
  • Follow up EM deposit and obtain receipt from Escrow
  • Monitor Preliminary Title Report and send to Client
  • Verify that appraisal is scheduled
  • Request, obtain, and distribute HOA documents
  • Order Home Warranty if need it
  • Follow-up on loan process & appraisal
  • Monitor the contingency periods to ensure contractual compliance and send reminders
  • Utilize tasks and checklists to manage various stages of the transaction, ensuring file is compliant throughout 
  • Communicate frequent updates to all parties involved in the transaction with next steps and important dates to remember
  • Ensure the lender, title company, and broker receive any amendments or changes to the contract and update deadlines
  • Coordinate final walk-through
  • Prepare Commission Disbursement and send to agent for approval
  • Coordinate and follow up the property’s closing process with all parties
  • Obtain and file CD/ALTA once closed and update office once closing is on record
  • Submit all required documents to broker for compliance on time
  • Coordinate closing gift to client
  • Send thank you email to client to obtain testimonials and online reviews
  • Provide to your buyers/sellers a copy of all documents
Agent Responsabilities
  • Ask to be CC’d on all communication so I can assist you timely and be the first point of contact during the sale
  • Review preliminary title reports
  • Attend any onsite inspections or appointments
  • Review escrow Instructions and settlement statements
  • Negotiate repairs and any changes to the contract
  • If TC is drafting documents, the agent will review before being sent to client
  • Provide a full and complete checklist of documents required by your broker
  • Provide the executed contract to your TC in a timely manner
  • Advise the client of any contingency timeline removals (we will remind all parties of the dates and timeframes in the introductory email)
  • Schedule inspections

Broker Compliance
  • Draft Commission Disbursement and send to agent for approval
  • Submit all required documents to broker for compliance on time
